The short version
Metro Atlanta in 2026 is a slow, balanced market. Values are roughly flat to slightly lower, homes take longer to sell than they did a few years ago, and rents keep edging up. For investors, that combination favors buyers who can negotiate and finance with certainty.
Prices
Redfin reports a median sale price of $395,343 for the Atlanta metro in May 2026, up 1.3% from a year earlier (Redfin Data Center, Atlanta metro, as of May 2026). Zillow's typical home value for the metro was $375,898 in September 2026, compared with $381,783 in September 2025, a decline of about 1.5% (Zillow Home Value Index (ZHVI), as of Sept. 2026). The two measures differ because one tracks what sold and the other estimates all homes.

Every core county we checked is slightly down year over year. Lower entry prices in Clayton, Douglas, and Henry tend to attract rental buyers; Cobb, Fulton, and Cherokee carry higher prices.
Inventory and days on market
Per Redfin, the metro had about 26,319 homes for sale in May 2026, down 15.6% year over year, or about 4.3 months of supply. Median days on market was 58, three days longer than a year earlier. Only about 18% of homes sold above list, the average sale-to-list ratio was 97.8%, and roughly 30% of listings had a price drop (Redfin Data Center, Atlanta metro, as of May 2026).
Rents
Zillow's observed rent for the Atlanta metro was $1,843 per month in September 2026, up from $1,805 a year earlier, about 2.1% (Zillow Observed Rent Index (ZORI), as of Sept. 2026). Rents rising while values slip slightly is a modest tailwind for rental yields.
New supply
The Census Bureau counted 2,719 private housing units authorized by building permits in the Atlanta metro in August 2026, versus 2,870 in July (Census Bureau via FRED (ATLA013BPPRIV), as of Aug. 2026).
Takeaways for investors
- Negotiate. Sale-to-list below 98% and longer days on market give buyers room.

- Value-add beats appreciation bets in a flat market. See flip opportunities.
